Foruminvest Amstelveen B.V. has acquired the ‘Biesbosch 225’ office building located at the intersection of Rembrandtweg and Beneluxbaan in Amstelveen. The office building will be demolished to make way for high-quality and sustainable new-build project consisting of 276 apartments. Over 75% of the apartments will be in the mid-rental segment. The transaction is in line with Foruminvest’s strategy to focus more on the development of sustainable mid- rental segment homes in the G4 cities (or their agglomerations). The office building is located next to a tram stop, allowing future residents to reach both the Stadshart shopping centre and Zuidas areas within approximately seven minutes. Residents will also have access to 10 electric shared cars. The new residential building will comprise 276 rental apartments, a three-storey underground parking garage, and surface parking spaces for electric shared cars. The design is by OZ Architect in collaboration with Forum Concept & Design, Foruminvest’s in-house design bureau. The garden surrounding the residential complex will create a seamless connection with the environment. The distinctive and modern building will feature high-quality materials, a double-height entrance hall, floor-to-ceiling windows in the apartments, and spacious balconies for each unit. The realisation process will devote a great deal of attention to creating a healthy and sustainable living environment. In addition to the electric shared cars, the project includes a geothermal heat pump system combined with solar panels, high-quality insulation, and highly airtight window and door frames. All apartments will be equipped with high-efficiency heat recovery systems and individual shower heat recovery. The common areas will be fitted with LED lighting, and an extensive water retention system will be implemented at ground level. According to Aerjen Koeneman, Director Netherlands at Foruminvest, the project will make a significantly contribution to the supply of mid-rental segment homes in Amstelveen and will exemplify the high quality that Foruminvest achieves in all its residential, retail, and hotel projects. The acquisition was financed by ABN AMRO.
